Cortland North Dallas

This complex hosts the worst neighbors I’ve ever experienced. We’ve sent multiple complaints with evidence to the leasing office and understandably, the office can only do so much. The upstairs neighbors have no regard for noise. I notice that even in our community forum, other neighbors have complained about their own next door/upstairs neighbors being noisy at odd hours. Walls are pretty thin so you can definitely hear heavy footsteps and even music. Maintenance is the only redeeming part of this complex. Usually they are on time and quick to fix any issues we have. I just wouldn’t recommend anyone moving here solely on the neighbors having no regard for other people whether it be not parking within the lines of their spot to being noisy past 1am during work weeks. I understand that having an upstairs neighbor comes with the territory of being noisy at times but the noise happening when we should be sleeping is the worst. Also there is an airport nearby so you can definitely hear that often too which that can’t be helped.

I have lived here for nearly a year and had initially planned to make Cortland my long-term home, but I don't believe that I will be doing so. As a previous reviewer stated, the maintenance team is very good and responsive; however, the current office staff seems to be checked out. I have emailed several times regarding questions about renewing my lease but I have yet to receive a response. One would assume and expect that a leasing staff of a "luxury" apartment would reply within 24 hours for any issue, but it has been 2 weeks now with no resolution. The previous staff was friendly and on top of it but that is no longer the case. For a complex that brands itself as "luxury living," this Cortland property is falling short. A leasing agent told me that they were "cleaning up the property" but it seems that they have gone backwards by raising rents into the double digits with no renovations even though the complexes across the street have maintained rents. Additionally, they have imposed draconian parking rules wherein guests must register their vehicle and can only park three times for free. I have noticed myriad residents moving out the complex and now I understand why. For those who are not familiar with the area, this part of Midway is noisy since there is a small airport within 1 mile of the apartment. If you are sensitive to noise, this may be an issue. The location is great in that 4 grocery stores are within a mile. The gym facility is nice and always clean and the complex is relatively well kept. It is a shame that Cortland North Dallas is pricing themselves out of the area because it simply does not seem that it is worth the cost for the square footage when there are 6 other apartment complexes across the street that offer better value. Follow up to any prospective renter- I decided to rent a reasonably priced apartment across the street with more square footage, that is cheaper has and less draconian rules.

My partner have made numerous complaints via email for an upstairs neighbor who has been terrorizing and harassing us with extreme noises for several months now. As have been mentioned before, the staff here does not respond to emails. My partner went in person and spoke with management who asked her to send sound clip proof. The sound clips were then sent and not a single followup received. I hardly get any sleep with this neighbor continuously stamping on the floors, slamming interior doors all day and night, running inside the unit. Last night the disturbance carried on until after 4AM. This is the luxury experience, to be subjected to constant noise bombardment by a degenerate. I am truly frustrated living here and as such would like to warn those of you who have dealt with this before to be aware. Do not rent here if you value an active management team who will acknowledge and make an effort to address your habitation concerns.

I’ve lived here 4 years now and I honestly can’t wait to move. Maintenance is fantastic. The old office staff was great. Current staff not so much. The don’t pick up the phone, they don’t respond to voicemails nor emails. I have called and emailed several times with noise complaints and they did nothing. I’ve had to ask my neighbors several times myself to lower their music. Trash pickup should be free because they do a horrible job. They leave or drop trash they are picking up all the time. My car is constantly blocked by people parking for whatever reasons on the fire/no parking line. Neighbors don’t care about the community and throw trash round the property. Trying to get sleep is a joke either your neighbors will have loud music playing or someone will leave there car running with the music loud at all times of day/night. They are constantly changing the fobs for the gates/gym/mailroom so you have to continuously go to the office to get an update. After a certain about of visits, visitors are required to pay per park. I really used to love it here and was excited when they added the dog park, but I will not be renewing my lease unfortunately.
